stefani
01:19:19
Would they not fall under our umbrella as well
Victoria
01:19:24

Julie Welter
01:19:29

stefani
01:19:30

Kathy Pfister
01:19:46

Melanie
01:20:11
Ok thanks Terry
amandabarbano
01:20:16
I believe this will fall under the part of the cover 19 form where we may have to extend our closings
Rebecca Church
01:20:52
All home inspections cannot work per MLS message?
Barbara
01:21:13
inspection times should reflect a longer time period in sales agreement
TrunzoFamily
01:21:16
So only the top portion is signed with the offer, & the bottom signed IF the extension is required down the line. Correct?
Melanie
01:21:18
Yes, though some inspectors may still be working rogue
Joyce Lewis-McDonough
01:21:31
Thank you continuing to keep us informed and being so pro-active.
Julie
01:21:51
why are listings still being done when it is almost impossible to show, inspect, appraise and close?
Melanie
01:22:20
Great question Julie. I don't want my sellers accepting site-unseen offers.
Nadine
01:22:28
Yes MLS had a message stating all AHSI and non-ASHI inspectors are not allowed to perform inspections. I guess some will follow guidelines and some won't.
Kim Henderson
01:22:31
Great question Julie.
Lisa
01:22:43
Great question Julie. It puts us all at risk
Rebecca Church
01:23:03
I agree Julie, it does put us all at risk
amandabarbano
01:23:05
At the end of the day, we all have to take care of our clients, friends and family and be safe.

01:23:23
Right and just increases the DOM for the seller.
Chris Kohtz
01:23:36
No buyer will buy a house unless they see it
Juliette Thomas
01:23:39
Thanks Terry for clarifying
hdigregory
01:23:50
Got it. Thank you Terry
Melanie
01:24:02
Well they have before Chris, but its not a very reliable offer if its made sight unseen in my opinion
Bonnie
01:24:10
Thank you for all this information
Nadine
01:24:16
Agree with Melanie
Nina Turcic
01:24:36
Yes because the buyer may need to extend and will need to evoke their rights
Jane Bloch
01:24:51
Will you be having on-line continuing ed?
Rula
01:24:59
Since Allegheny county is on a stay home order, can a vacant home be shown if clients request a showing will that be considered a necessity?
john.wdowiak
01:25:21
Online CE is currently not available through EDS
Julie Welter
01:25:29
I also think listing now sends buyers the message that the seller *has* to sell, which might lead buyers not to pay full price. Plus the buyers could potentially lose their jobs. I think it’s a risk not worth taking. But that’s just me.
patwhigham
01:25:55
Perfect! Thank you Terry for clarification!!
john.wdowiak
01:26:22

Paul Rechenmacher
01:26:30
Most Governors are calling for an all out quarantines to be lawfully enforced, due to the spike in and acceleration of infections presently. It's not about you, It's who may die in your wake. The WHO is saying that they are seeing outbreaks, in communities where there is no connections to infected individuals. There pleas are for all to stay at home. Think about others...work from home....be safe....
Kim Henderson
01:26:46
Agreed Paul.
